The holidays are fast approaching and you have probably started to take note mentally of things to do to get your house in order.  Regardless of if you are simply getting your home ready for holiday guests or if you are thinking about buying or selling a home you will need a good plan to keep things headed in the right direction.

Why Buy or Sell During the Holidays or Winter Months?

If you have been considering making a move of some sort you have probably tried to pay attention to what is happening in the market in some form or another.  Our market has been propelled over the years by supply and demand.  We continue to have strong growth and limited supply.  The winter and holiday months this is more evident.  So if supply is weaker during these months what makes it a good time to buy?  With less people looking properties tend to sit a bit longer than they do in the Spring and Summer time.  This means that you will likely have less buyer competition and more opportunity for a ‘deal.’

Let’s use Parker,CO as an example:

October is the beginning of the Winter and Holiday months so this is perfect!  If you look comparatively year over year you will notice that we continue to see a dwindling inventory of available homes.  This year we have seen a DECREASE in inventory by 8.7% which has lead to an increase in average sold price of 10%!  Demand of sold and under contract properties still remains strong and increasing even with less inventory.

So if it makes sense to purchase in the Winter months for buyers does that mean it’s not a good time to be a seller?  Actually it is quite the opposite!  Colorado continues to be a very active seller’s market!  With less available homes during these months it means that a property that shows well, is priced right and marketed properly can still achieve top dollar.
